Banking Loan for a Hotel

The Challenge

The owner of a well-established, three-star hotel with 60 rooms retained EXE.S Strategy to raise finance for the hotel’s renovation and expansion. What began as a single financing project evolved into a long-term relationship, spanning successive investment cycles over more than a decade.

The Solution

Phase 1 – Analysis & Diagnosis

Analysis of the tourism market
Financial analysis of the hotel
Review of the contracts with Tour Operators and Online Travel Agents (OTAs), and commercial analysis of the hotel
Initial meeting with the bank to explore financing options

Phase 2 – First Investment Cycle

Based on our initial findings, a feasibility study covering the renovation and the expansion of the hotel by an additional 30 rooms
Presentation of the feasibility study to the bank and approval of the loan request
Monitoring of progress and support to the owner throughout the renovation and construction works

Phase 3 – Successive Investment Cycles

Three further feasibility studies, each supporting a new round of investment
Phased expansion of the accommodation capacity and full renovation of the public areas
A separate loan secured for each cycle, negotiated and drawn down as the works progressed
Ongoing financial monitoring, so that each new investment was undertaken only once the previous one was delivering results

Phase 4 – Strategic Plan & Long-Term Support

A strategic plan setting the direction for the hotel’s new phase of operation, revised as the business grew
Preparation and implementation of each plan alongside the owner
Advisory support that widened well beyond financing, covering commercial, organisational and wider financial management issues
